The existing drainage and utility easement between Lot 1, Block 1 and <br />Outlot A be vacated prior to releasing the plat for recording. <br /> <br />Conditional Use Permit Amendment <br /> <br />The conditional use permit is required to facilitate the review and approval of <br />proposed development plans. Presently, the applicant has a conditional use <br />permit to operate an office and truck terminal on Leon Lefebvre Addition <br />(CU 96-18). The existing conditional use permit shall be amended to include <br />the newly platted land, Leon Lefebvre Second Addition. The applicant has <br />submitted a site I landscape plan, however it does not yet meet all the Elk <br />River landscape requirements and is missing the following: <br /> <br />. Location of existing dumpster and enclosure. <br /> <br />. 7 deciduous overstory trees, 4 ornamental trees. <br /> <br />Planninl! Commission <br /> <br />The Commission recommended approval of all three requests by LeFebvre <br />Companies and the approval included the following condition: <br /> <br />. That staffs comments be included into the site plan and landscape plan <br />prior to City Council approval. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council <br />recommend approval of the following: <br /> <br />A) Rezoning of a roughly 1/4 acre parcel (presently city owned) from 11 (Light <br />Industrial) to PUD (Planned Unit Development) based on the following <br />findings: <br /> <br />.
