Utilities <br /> The subject property is not located in the Urban Service District. Although the current project does not <br /> require city services, some of the proposed permitted and conditional uses in the XCR district will require <br /> city services and this will have to be addressed in the future. This area, as shown in the Comprehensive <br /> Plan,is not anticipated to have city services until beyond 20 years. <br /> Hours of Operation <br /> Monday through Saturday 7:00 a.m. — 10:00 p.m. <br /> Sunday 8:00 a.m. — 8:00 p.m. <br /> Grading/Drainage <br /> Current grading of the TORC track does not meet proposed Wetland Setback requirements and the <br /> proposed Drainage and Utility Easement. The track will need to be moved to meet the setback <br /> requirements or a variance approved for the encroachment. <br /> Landscaping <br /> Per ordinance, 170 trees are required for the subject property. The total number of required new trees <br /> may be offset by the retention of existing trees on the lot,provided that such trees satisfy the <br /> requirements of Section 30-934: <br /> Existing Tree Credit Chart <br /> Deciduous Tree Diameter Deciduous Tree Credit <br /> 2" to < 4 1/2" One 1 <br /> 4 1/2" to < 8" Two (2) <br /> 8" or more Three 3 <br /> Coniferous Tree Height Coniferous Tree Credit <br /> 6' to < 10' One (1) <br /> 10' to < 15' Two 2 <br /> 15' or more Three 3 <br /> Staff visited the site and credit for 170 trees can apply to satisfying the landscaping requirements with <br /> existing trees. <br /> Signage <br /> There are two permanent signs on the property. One is approximately 4'x4' and 14' tall and the other <br /> sign is approximately 8'x8' and 15' tall. The XCR ordinance allows only one freestanding sign,not to <br /> exceed 150 square feet with a maximum height of 30 feet. One of the existing signs is a legal non- <br /> conforming sign. <br /> In the future, the applicant anticipates constructing a single monument sign on the subject property that <br /> would exceed 30 square feet of changeable copy. They are including a changeable copy sign exceeding 30 <br /> square feet with this CUP application.
