The property is currently zoned C-2 Office District <br /> which doesn't allow residential uses. The applicant has not submitted a site plan and is only seeking a <br /> rezoning at this time. <br /> Applicable Regulations <br /> In reviming a proposed amendment, consideration shall be given to existing conditions P)ithin the area directjand indirectly <br /> affected by the proposal, the conservation of propeqy values, the use to P)hich the properly affected is being devoted at the time, <br /> and relevantprovisions, if any, in the land use plan. <br /> The Comprehensive Plan cites the Mississippi Connections Plan for guidance. The plan guides areas <br /> along Jackson Avenue and Lion's Park for incorporation of high density housing options. The zone <br /> change achieves the desires of the Comprehensive Plan by increasing housing opportunities near Lion's <br /> Park. <br /> Surrounding land use includes Lion's Park (west),vacant land (north), single-family (east), and <br /> commercial and industrial (south). The proposal doesn't adversely affect surrounding properties. <br /> Planning Commission <br /> The Commission did not have any concerns with the request;no one spoke for or against the application <br /> during the public hearing and the Planning Commission recommended approval 5-0. <br /> Financial Impact <br /> None <br /> Statutory Review Period <br /> Per State Statute 15.99 the required 60-day review period ends on December 23, 2016 <br /> POWERED 6T <br /> AR <br />
