The proposed amendment will not impact <br /> freestanding signs, other than Menards. <br /> Staff supports the amendment to improve consistency with other commercial properties located along <br /> Preliminary and Final Plat <br /> The applicant is requesting a Preliminary Plat to combine the two adjacent parcels that Menards currently <br /> occupies. The parcels are located on different plats,which require a formal platting process. Menards is <br /> taking ownership of this portion of land and is asking to add this portion to the Menards Addition plat in <br /> order to have one contiguous lot. <br /> The proposal meets the design standards for lot size and frontage. <br /> Park Dedication <br /> Park Dedication is not required as no additional lots are created and Park Dedication was already paid. <br /> The proposed change satisfies the request from Menards,while maintaining the intent of previous <br /> amendments to the Hillside Crossing PUD as they relate to freestanding signs along Highway 169. <br /> Planning Commission Meeting <br /> No one spoke for or against the request and staff has not received any comments from the public.
