<br /> <br />Memo to Planning Commission/CU 00-37 <br />September 26, 2000 <br /> <br />Page 2 <br /> <br />. <br /> <br />The applicant has indicated that the need for a 60 foot wide driveway is driven by <br />their use of 110 foot tractor/trailer rigs. At the time of the 1996 approval and the <br />1998 amendment, they did not use these larger rigs. A 36 foot wide driveway is <br />not wide enough for the larger tractor/trailers to make a right or left turn from <br />171st into the site. <br /> <br />The site plan includes an extended concrete apron outside of the driveway curb <br />on 171st Avenue. With this extended concrete apron on both sides of the <br />driveway, the driveway width at the curb line is 130 feet. The proposed driveway <br />width at the property line is 60 feet. <br /> <br />The City Engineer will be in attendance at Tuesday's meeting to answer any <br />questions. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on September 26th no one spoke at <br />the public hearing. The applicant showed a video that highlighted the difficulties <br />that both oversized and typical tractor/trailers have entering and leaving the site <br />from 171st Avenue. <br /> <br />Recommendation <br /> <br />. <br /> <br />The Planning Commission and staff recommend the City Council approve <br />LeFebvre Company's request to amend their conditional use permit to allow a 60 <br />foot wide driveway from 171st Avenue with the following conditions: <br /> <br />1. No oversized trucks shall be allowed to make right turns into the site from <br />171 st street. <br /> <br />2. All conditions of the previously approved conditional use permits, CU 96- <br />18 and CU 98-29, shall be complied with. <br /> <br />3. The entrance shall be striped. <br /> <br />4.
