<br />Memo to Planning Commission/P 00-15 <br />September 26, 2000 <br /> <br />Page 2 <br /> <br />. <br /> <br />Lot Size <br /> <br />The lot is 156 feet by 165 feet (.59 acres). For comparison, the office to the west <br />is located on a lot that is slightly smaller (.48 acres). There is no minimum lot size <br />in the C2 district. <br /> <br />Access <br /> <br />Since the lot is vacant, there is no existing access. Carson Street will be <br />extended south of Main Street when Dr. Johnson's and the Hohlen property are <br />developed. Permanent access to this lot will be from Carson Street. The exact <br />location of the access to this lot will be determined when it is developed. Staff will <br />be working with the County on restricting access from Main Street. <br /> <br />Grading, Drainage and Utilities <br /> <br />No grading is proposed at this time. Drainage and utility easements are provided <br />along all property lines. There is an existing storm sewer that runs diagonally <br />across the southwest corner and along the rear property line. Some additional <br />right-of-way was required along Main Street to allow for a future sidewalk. <br /> <br />. Park and Recreation <br /> <br />The Park and Recreation Commission recommended cash to meet the park <br />dedication requirements. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning commission held on September 26th no one spoke at the public <br />hearing. There was a brief discussion regarding location of storm sewer lines and <br />the associated easements. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend the City Council approve the <br />preliminary plat and final plat for Meadow Park 2nd with the following conditions: <br /> <br />1. Access will be limited and temporary from Main Street with permanent <br />access to this lot from Carson Street. <br /> <br />2.
