My desire is to provide further elaboration and <br />clarification on the subject of bonus density as provided for in the City Zoning Ordinance titled <br />OSPD. <br /> <br />The Elk River Ordinance provides for additional residential units premised on a development's <br />response to five specific standards. These are paraphrased in the following: <br /> <br />y Provide a financial endowment to a Land Trust or Homeowner's Association, <br />y Provide access for the general public to trails, parks or other recreational facilities, <br />y An additional 10 percent open space being provided, <br />y Provide covenants to create architectural theme, <br />y Re-use of buildings and structures of historic value or the preservation of natural site <br />features. <br /> <br />The expected accumulative outcome of employing these five standards is a higher quality residential <br />development with regard to open space, physical development and visual aesthetics. <br /> <br />Meadowwoods Village provides a higher quality residential aesthetic and physical environment by <br />accomplishing the following important design and physical planning goals: <br /> <br />. <br /> <br />15050 23rd Avenue North .
