The signage is already permitted on the front of the building and the applicant is proposing to <br /> update the PUD agreement to allow signage on the rear of a building. <br /> Staff proposes updating the sign language, specific to wall signs, to be consistent with the C-3 zoning <br /> district, and read as shown below: <br /> f. Wall Signs (Multi-Tenant Building) <br /> 4. No signage shall be permitted on the sides or rear of the building, other than that required for <br /> delivery identification or traffic control. Businesses in multi-tenant facilities shall be allowed <br /> their proportionate share of permitted wall sign area. An exception being,parcels abutting <br /> Highway 169 shall comply with wall sign standards for the C-3 Highway Commercial <br /> zoning district. <br /> The Elk Park Center PUD was established in 1994. Since adoption,the PUD regulations for wall signs <br /> on buildings adjacent to arterial roadways have been amended twice. The first Elk Park Center PUD <br /> amendment was in 2014 for multi-tenant buildings to allow wall signs on building facades facing an <br /> arterial roadway not to exceed 20 square feet,in addition to a permitted sign on the front facade. The <br /> second Elk Park Center PUD amendment was in 2016 for multi-tenant buildings to permit wall signs up <br /> to 15 percent of the facade area. The 2016 amendment closely aligns with the regulations outlined for <br /> the C-3 Highway Commercial district. However,this 2016 amendment restricted exterior wall signage by <br /> prohibiting signage on the rear facade of a building,which was consistent with the PUD documents <br /> approved in 1994. <br /> POWERED 9r <br /> NflAf UREI <br />
