<br />City Council / CU 04-37 <br />January 18, 2005 <br />Page 2 <br /> <br />Existin~ Conditions <br /> <br />The combined lots are approximately 2.19-acres in size and have one existing structure. The <br />site is open with some trees in the northwest corner near the cul-de-sac. <br /> <br />Analysis <br /> <br />The existing building will be utilized for storage of four highway coaches (40-45 feet in <br />length) and three school buses as well as office space. There will be one full time staff <br />person on site during the day, <br /> <br />There will be light maintenance of the buses within the building. The building also has an <br />additional 1 ,700 square feet of office space that will be rented. This will require 5 parking <br />stalls. The site has adequate parking stalls available for both tenants. <br /> <br />The site is accessed off of York Street, which has direct access to Meadowvale Road (County <br />44). The buses will be leaving at 15-20 minute intervals before peak traffic times, usually <br />before 6 a.m., and will return between 6-7 p.m. <br /> <br />At the present time they have no plans to expand and currendy have 7 employees, which do <br />not drive every day. <br /> <br />Standards for Issuance of a Conditional Use Permit <br /> <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br />location: <br /> <br />1. Will not endanger, i,?jure or detrimentallY ciffect the use and e'?Jqyment if other property in the <br />immediate viciniry or the public health, safery, morals, comfort, convenience or general we!fare if the <br />neighborhood or the ciry. <br />2. Will be consistent with the comprehensive plan. <br />], Will not impede the normal and orderlY development and improvement if surrounding vacant <br />property. <br />4. Will be served adequatelY f:y and will not adverselY ciffect essential public facilities and services <br />including streets, police and fire protection, drainage, rifuse disposal, water and sewer !)Istems, parks <br />and schools; and will not, in particular, create trqflic congestion or inteiference with trqflic on <br />acfjacent and neighboringpublic thoroughfares. <br />5. Will not involve uses, activities, processes, materials, equipment and conditions if operation that will <br />be detrimental to af!Y persons or property because if excessive traffic, noise, smoke, fumes, glare, <br />odors, dust or vibrations. <br />6. Will not result in the destruction, loss or damage if a natural, scenic or historic feature if mqjor <br />importance. <br />7.
