The plat <br />was prepared by John Oliver & Associates. The final plat basically conforms to the <br />approved preliminary plat. There are 76 townhome units and a 7? common lot. There is a <br />drainage and utility easement over all of the common lot. This will provide access for the <br />sanitary sewer and water public improvements in the plat. As mentioned in our review of <br />the preliminary plat, there should be no access directly onto JacKson Avenue or 6th Street. <br />All access should be internal and directed to the public streets via the private street, which <br />has an intersection on J ackson Avenue at 8th Street and at 6th Street. The final plat dedicates <br />33 feet on the north half of 6th Street along the south plat boundary. <br /> <br />We would recommend approval of the final plat of Jackson Street Villas, assuming all other <br />conditions placed on the preliminary plat approval are met by the developer.
