<br />Planning Commission / CU 04-35 <br />November 23, 2004 <br />Page 3 <br /> <br />Analysis <br /> <br />Parkin~ and Access <br /> <br />To detennine if adequate parking is provided, a ratio of 1 space per 75 sf. of customer area <br />was used. Using this ratio 61 parking spaces are required; 63 spaces are provided. The <br />existing two driveways from 173'" Avenue will be used. Parking and access are adequate. <br /> <br />Utilities <br /> <br />The property is located within the Urban Service Area and is currently hooked up to city <br />sewer and water. <br /> <br />Landscaping <br /> <br />There are currently two trees on site; the landscape requirement for this lot is 25 trees. <br />Additional trees will be required. Because this is a developed site with an existing building <br />and there are limitations on were trees can be planted, 10 new trees should be planted. <br /> <br />Signage <br /> <br />There are two existing freestanding signs, one on 173rrJ and one on Highway 10. Neither of <br />the signs complies with the 10 foot setback requirement. The sign ordinance allows one <br />freestanding sign. The sign on 173'd should be removed. If the applicant modifies the sign <br />along Highway 10, other than just changing the face, the sign will have to be moved so that <br />it complies with the setback requirement. <br /> <br />Plannina Commission Meetina <br /> <br />At the Planning Commission meeting held on November 23'd, no one spoke at the public <br />hearing. The Commission did not express any concerns regarding this application and voted <br />7:0 to recommend approval. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council approve the <br />Conditional Use Permit to for a private club and on-sale liquor with the following <br />conditions: <br /> <br />1. The freestanding sign along 173'" shall be removed. <br />2. If the applicant modifies the sign along Highway 10, other than just changing the <br />face, the sign will have to be moved so that it complies with the setback requirement. <br />3. The applicant shall work with the building and fire departments with regard to all <br />building and fire codes. <br />4. A revised landscape plan shall be provided. An additional 10 trees will be required. <br />The trees shall be overstory trees that comply with the landscape ordinance. <br />5.
