Here are the conditions we desire the PC to not demand <br /> by motion: To date only 14 home sites occur on 191St entering our phase, all on the OUTBOUND <br /> TRAFFIC SIDE. No obstructions exist on the inbound traffic and emergency response side of the road. <br /> 1 - We have at least three local home builders excited about building two story homes on block 9 of <br /> the Ivanhoe Street pre plat looking west, Ziegler, Sharper and Simmer Brothers. Any restriction on plat, <br /> permits or occupancy with the Twin Lakes Road connection kills that option for two years. Please do <br /> not kill a chance for some upper end home sites to local home builders. <br /> 2 - There has been no detail planning started to the west of Ivanhoe Street to date. The East West <br /> connection of Twin Lakes is a shared right of way with easement only and no further designs advanced <br /> by the southerly property owner. A condition to demand that a connection to Twin Lakes Parkway <br /> occur before our 17 new lots south of the power line does not serve the community to start home sales <br /> in an upper price point location. More engineering and planning analysis is required to determine the <br /> proper road connection stubs south and north of this alignment before any paving occurs in the <br /> connection. Emergency responders would likely find a much faster response time to the portion of River <br /> Park that is feasible using Ivanhoe Street once available upon the completion of 190th which has <br /> already been planned and is permitted by Sherburne County already. <br /> 3- The success of our development restart relies on reasonable planning with a modest return on <br /> the investment. While the planning for future road connections is wise, nothing in our plans prohibits <br /> the orderly extension of roads. Sales and marketing will come from the east side and all short term <br /> conditions of approval need to focus to the east. We will work with the administration on a timely <br /> connection to edges upon successful home building.
