We have come across a couple things since the Planning Commission meeting to help clarify <br />some of the questions that arose during the meeting. <br />I found a site plan (attached) from the 1998 addition on the property. It shows the south property line at the edge <br />of the driveway. <br />Because we became aware of vehicles being stored on site during this amendment request, staff had a condition <br />stating no vehicles or equipment shall be stored or recycled. The commission did not think that storing vehicles on <br />site is the same as auto salvage. Because of this, they made the recommendation that vehicles or equipment should <br />be able to be stored for transport only and shall not be salvaged. <br />Since the meeting, staff has reviewed the ordinance as it relates to salvage and junkyards. The ordinance defines <br />junkyard as: <br />land or buildings where products resulting from the pecking of vehicles or other machineg are bought, sold, exchanged, stored, baled, <br />cleaned, packed, disassembled or handled. The outdoor storage of two or more inoperative motor vehicles shall also be considered a <br />junkyard. <br />By definition, you would have a "junkyard" which is only allowed in the General Industrial (I-3) district. You are <br />zoned Light Industrial (I-1) and that use is not allowed. <br />You can request an ordinance amendment, but that will take time, require fees, and delay your CUP <br />amendment.
