Mixed use (residential/retail/service) <br />. Consideration of the historic context study results <br />. Strengthen connection to the community <br />. Traditional downtown design elements <br />. Brick, stucco, stone materials with visual breaks in <br />the building design <br />. Increased residential density <br />. Pedestrian orientation <br />. Increase exposure to the riverfront <br />. Recognize those buildings that have potential <br />for rehabilitation <br />. Replace market/economic obsolete buildings <br />. Multiple types of housing products (ie. town homes, <br />senior rental coops, market rate apartments) <br /> <br />. BLUFF BLOCK DEVELOPMENT <br />- Approx. 10,000 sq. ft. commercial on first floor <br />along Main SI. <br />- 60 to 68 units of for-sale housing <br />- 3 and 4 storias <br />- Approx. 110 bslow grade parking stalls <br />- Connsction to City with plaza on corner of <br />Main SI. and Cty. Rd. 42 and potential <br />connection to rivsr walk <br /> <br />.
