No federally documented wetlands were shown to exist <br />on the Property as depicted on the NWI. A portion of the property, however, appears to lie within <br />the 500 year flood zone. <br /> <br />7.0 <br /> <br />CONCLUSIONS AND RECOMMENDATIONS <br /> <br />Work performed for this Phase One ESA included review of state, county, and municipal <br />information on the Property; walk-over survey of the Property; and review of historical data. <br /> <br />This Phase One ESA of Lot 3 Block 1 Fox Haven Commercial Subdivision, Elk River, Minnesota, <br />(the Property) was conducted in conformance with the scope and limitations of the ASTM Standard <br />Practice E-1527-00. This assessment has revealed no evidence of recognized environmental <br />conditions in connection with the Property. <br /> <br />The following is a summary of items of environmental significance noted for the Property which <br />may require existing or future environmental evaluation/compliance activities. <br /> <br />. The drainage ditch and an apparent trail system exist adjacent to and possibly on a portion <br /> <br />of the Property. <br /> <br />.
