As you are aware, this is the 26 single-family <br />home sites located in the extreme northeast comer of the Trott Brook Farms development. <br />The lots are all located north of Trott Brook Parkway and consist of Smith Street, which <br />provides access and a utility corridor to the Twin Lakes Estates development to the north <br />located on the Becker property, 186th Circle cul-de-sac easterly off Smith Street, and 18? <br />Avenue westerly off Smith Street connecting back into Trott Brook Parkway. <br /> <br />There are three locations were larger side yard drainage and utility easements will be needed <br />for the purpose of constructing storm sewer or water improvements. These are between <br />Lots 7 & 8, and 10 & 11, Block 1, and Lots 9 & 10, Block 2. The only other comment we <br />would offer is the cul-de-sac on 186th Circle will have a fairly large island in its center. We <br />assume that there will be an attempt to landscape this area.
