1. Development agreement shall be signed, outlining costs and responsibilities to the <br />satisfaction of the City Attorney. <br />2. All required wetland and grading permits must be obtained prior to commencing <br />work on the site. <br />3. Parcels below 65 feet in width shall be platted on a parcel 4-2 20 feet from the rear of the <br />building. The remaining land between buildings and right-of-way shall be platted into a <br />single parcel under common ownership of the homeowners association <br />4. Lincoln street shall not be connected to the development but platting a full right-of-way <br />width for a future connection if needed. The applicant shall install a trail with a <br />breakaway barrier for emergency services onAL with maintenance of the trail to be <br />determined by the City Council. <br />
