The proposed Miske Meadows development is a revised version of the formerly <br /> proposed River park Development.. Densities and uses proposed Erre in accordance with <br /> what was proposed to be done when the development was first studied as liver Park. <br /> Because densities and uses remain a constant,we reviewed the traffic impact report that was <br /> completed in April 2004 and incorporated into the I::nvironmental AssessmentWorksheet <br /> for changed conditions that might raise Cather questions or concerras. Thee amain variable that <br /> ramal' cause change to the findings presented in the 2004 study would be a deviation from <br /> anticipated traffic volumes on the primary adjacent roadways serving the development (Cali. <br /> 13, C-R 4(1). <br /> The average daily traffic volumes, forecasted in the 2004 traffic impact report, have been <br /> reviewed against the actual traffic volumes counted on the adjacent roadway system since <br /> that time. A sunamam�y of these volumes is attached. In this review, we would expect current <br /> volumes to fall somewhere between the No build and lull Build scenarios presented in the: <br /> 2004.report. The actual volurmes are consistent with what was forecasted in the study. <br /> The 2004 traffic impact report discussed Cr possible mnrtigatiorm measures to be implemented <br /> or monitored in carder to handle the increase in traffic to the adjacent systems. Three of the <br /> sig mitigation measures recommended physical modifications to the area highway system at <br /> the ti:rne of developtnent. All three of these have been completed.
