'R~f <br /> <br />CASE STUDY <br />North Branch: ESSBY <br />Development Area <br /> <br />The City of North Branch is currently <br />planning for the development of a 400-acre site <br />adjacent to Interstate Highway 35 for a large-scale <br />mixed-use project that will include housing, <br />commercial and industrial uses. <br /> <br />The city's master plan provides a community <br />growth strategy for the next ten years. The <br />community's vision for growth includes inclusionary <br />housing and permanent affordability policies. The <br />housing project is planned to begin construction in <br />spring of 2005. <br /> <br />North Branch envisions an exceptionally well <br />designed, master-planned development with a mix <br />of business and residential uses, housing choices <br />that will serve families of all income levels, <br />community facilities and open space components- <br />all in a planned area that utilizes proven cost <br />reduction techniques and the best in community <br /> <br /> <br /> <br />planning and design.
