EOty1� ,.,�� Request for Action <br /> River <br /> To Item Number <br /> Mayor and City Council 7.4.A <br /> Agenda Section Meeting Date Prepared by <br /> Public Hearin s Aril 18, 2016 Chris Leeseber , Senior Planner <br /> Item Description Reviewed by <br /> Tim Jeske— 14390 Ranch Road NW, Simple Plat Zack Carlton,Planning Manager <br /> for Meadows of Elk River Second Addition Reviewed by <br /> Cal Portner, City Administrator <br /> Action Requested <br /> Adopt,by resolution, the final plat for Meadows of Elk River Second Addition. <br /> Background/Discussion <br /> Case No. P 16-04 <br /> The subject properties fall between 2151h Court and County Road 33 and are zoned R1-a with minimum <br /> lot sizes of 2 '/z acres. <br /> The applicant is requesting a Simple Plat for 10.65 acres of property that includes one platted lot (4.47 <br /> acres) and one non-platted lot (6.18 acres). <br /> The plat will adjust the existing property line between 14390 Ranch Rd NW and 14309 215th Court NW <br /> to create a 3.18-acre lot (proposed Lot 1, Block 1), one 7.17-acre lot (proposed Lot 2,Block 1), and 0.3 <br /> acres of right-of-way. <br /> The proposal meets the minimum lot size of 2 '/z acres required in the R1-a district. Required setbacks <br /> for the existing home on proposed Lot 1, Block 1 are maintained with the lot line adjustment. With the <br /> new lot size for Lot 1,Block 1, accessory structures for that lot will be limited to 3,000 square feet. <br /> County records identify approximately 2,700 existing square feet of accessory structures on the parcel. <br /> Environmental <br /> The applicant submitted a Final Plat but it was determined that a wetland delineation was needed. Due to <br /> weather conditions and timing, the wetland delineation was not able to be completed until April 12, 2016. <br /> The revised Final Plat is expected to be ready by the Council meeting on April 18, 2016. Staff will <br /> provide the revised information and a resolution to the council at the meeting,if it is not available, staff <br /> will recommend the item be postponed until May 16, 2016. <br /> With the exception of the wetland delineation, the attached Final Plat is accurate to what is being <br /> proposed. <br /> Parks and Recreation Commission <br /> Park dedication is not required as no additional lots are being created. <br /> POWERED 6T <br /> AR <br />
