ALTA Owner's Policy(6-17-06) <br /> STEWART TITLE GUARANTY COMPANY <br /> SCHEDULE B <br /> LT file No. 511859 Policy No. 0-9301-003364251 <br /> EXCEPTIONS FROM COVERAGE <br /> This policy does not insure against loss or damage,and the Company will not pay costs,attorneys'fees,or <br /> expenses that arise by reason of: <br /> 1. Rights or claims of parties in possession not shown by the public record, <br /> 2. Any encroachment,encumbrance,violation,variation,or adverse circumstance affecting the Title that would <br /> be disclosed by an accurate and complete land survey of the Land. <br /> 3. Easements or claims of easements,not shown by the public records. <br /> 4. General and special taxes and assessments as hereafter listed,if any(all amounts shown being exclusive of <br /> interest,penalties and costs). <br /> 5. No coverage is provided for municipal code compliance matters and fees including,but not limited to,utilities, <br /> right of way maintenance,water or sewer services,or fees for tree,weeds,grass,and snow or garbage <br /> removal,police boarding,vacant building registration and zoning. <br /> 6.
