The following <br />comments and recommendations are intended to bring the project in line with current city <br />requirements and should be addressed on future plans. <br />Parking requirements have not been satisfied. Ordinance requires 2.5 parking stalls per <br />apartment unit and one stall per 200 square feet of commercial space (varies based on <br />permitted use). Per ordinance, this building requires 230 spaces for the residential uses and <br />approximately (depending on final use) 45 spaces for the commercial uses, for a total of 275. <br />Submitted plans identify 154 underground spaces and 22 surface spaces for a total of 176. <br />Plans also identify on -street parking spaces to count towards the parking standards. Per <br />previous discussions, on -street parking can count towards a portion of the commercial <br />requirements. <br />a. Parking requirements can be negotiated through the PUD process, but staff <br />maintains their position that residential parking cannot be significantly reduced <br />without impacting public services. <br />2. The current project limits extend beyond existing property lines. Before agreements are <br />recorded building permits are issued the property lines will need to be updated appropriately. <br />3. Please submit a landscape plan. <br />4. Building and parking setbacks do not meet city ordinances.
