• gives us until the end of July to work things out, and hopefully the <br /> timing will work for both prospects to commit and move forward <br /> simultaneously. <br /> F. SCOTT ABERNETHY PROSPECT <br /> Correspondence was sent to Mr. Abernethy per EDA review. The <br /> electric consumption rates identified in the letter were adjusted per <br /> direction of Utility Commission members. As the EDA knows, Mr. <br /> Abernethy was representing a prospect that had a substantial number <br /> of employees, needed 15 acres or so, and was constructing a facility <br /> that would be valued in excess of 5 million dollars. Since my <br /> correspondence to Mr. Abernethy was sent in mid May, I have not <br /> heard back from him and it is assumed that we did not come out in <br /> first place. If this turns out to be the case, I believe the main factor <br /> was electrical rates. Mayor Duitsman sat in on all of the Scott <br /> Abernethy meetings as of late, and should be able to provide the EDA <br /> with an update. <br /> G. TRUCKING BUSINESSES <br /> • The city has not received any commitment on the possible relocation of <br /> Morrell Trucking, but we believe that if everything goes smoothly, <br /> LaFabvre Trucking will be relocating to their property that they own <br /> off of 171st Street. The City Council is scheduled to have a public <br /> hearing on June 17, 1996 to consider amending the zoning ordinance <br /> to allow development in the urban district before utilities are available <br /> under certain conditions. The zoning and planning tool that may be <br /> appropriate to use could be a planned unit development (P.U.D.). The <br /> city attorney will have a recommendation and will offer comments on <br /> this issue on June 17. <br /> If everything goes well on 6/17/96, then the city will need to move <br /> forward with its commitment to improve 171st Street. This public <br /> improvement project would take place as soon as possible, but most <br /> likely would be a late summer - early fall project and is expected to be <br /> in the neighborhood of$450,000. Right of way is the current concern <br /> regarding this project. <br /> • <br />
