Provide maximum opportunity, consistent with the needs of the city for <br /> development by private enterprise. <br /> Data on file regarding the qualifications of the economic development tax increment financing <br /> district. <br /> C. DEVELOPMENT PROGRAM OVERVIEW <br /> 1. Property to be Acquired - Selected property located within District No. 17 may be <br /> acquired by the City or Authority and is further described in this Plan. <br /> 2. Relocation - Complete relocation services are available pursuant to Minnesota <br /> Statutes, Chapter 117 and other relevant state and federal laws. <br /> 3. Upon approval of the developer's plan relating to the project and completion of the <br /> necessary legal requirements, the City or the Authority may sell to the developer <br /> selected properties it may acquire within District No. 17. <br /> 4. The City or the Authority may perform or provide for some or all necessary <br /> relocation, removal of substandard structures, site preparation, grading, demolition, <br /> construction of required utilities and public parking/streets work within District No. <br /> 17. <br /> 5. District No. 17 contains property zoned I-1 - Light Industrial. All development in <br /> • the area will conform to applicable state and local codes and ordinances. <br /> D. LEGAL DESCRIPTION OF PROPERTY IN DISTRICT NO. 17 <br /> District No. 17 encompasses the parcel as identified below in addition to all adjacent (Service <br /> Road) and interior right-of-ways: <br /> Lots 1 and 2, Block 1, AVON ACRES 4th ADDITION, Sherburne County, Minnesota. <br /> EXCEPTING from said Lot 1 all that part thereof lying northwesterly of the following described <br /> line: <br /> Commencing at the most Northerly corner of said Lot 1; thence South 50 degrees 01 <br /> minutes 32 seconds East, plat bearing, along the Northeasterly line of said Lot 1, for a <br /> distance of 273.86 feet to the actual Point of Beginning of the line to be hereby <br /> described; thence South 39 degrees 58 minutes 28 seconds West for a distance of <br /> 318.12 feet, more or less, to terminate said line at the intersection thereof with the <br /> West line of said Lot 1. <br /> Containing 6.41 acres, more or less.
