event, Tenant shall be responsible for the removal or restoration, when applicable, of all its <br /> • damaged property and debris from the Premises, upon request by Landlord or reimburse <br /> Landlord for the cost of removal. <br /> ARTTCLE XI. - LANDLORD'S RIGHTS <br /> 11.01 Landlord reserves the following rights: <br /> (a) To change the name of the Building without notice or liability to Tenant; <br /> (b) To exhibit the Premises to others and to display "For Lease" signs on the Premise <br /> during the last six months of the Term or any extension thereof; <br /> (c) To remove abandoned or unlicensed vehicles and vehicles that are unreasonably <br /> interfering with the use of the parking lot by others and to charge the responsible <br /> tenant for the expense of removing said vehicles; <br /> (d) To take any and all measures, including making inspection, repairs, alterations, <br /> additions and improvements to the Premises or to the Building as may be necessary or <br /> desirable for safety, protection or preservation of the Premises or the Building or <br /> Landlord's interests, or as may be necessary or desirable in the operation thereof. <br /> • Landlord may enter upon the Premises at any reasonable time for the purpose of exercising any <br /> or all of the foregoing rights hereby reserved without being deemed guilty of an eviction or <br /> disturbance of Tenant's use or possession and without being liable in any manner to Tenant. <br /> ARTICLE XII. - HOLDING OVER <br /> 12.01 In the event of a holding over by Tenant after expiration or termination of this Lease <br /> without the consent in writing of Landlord, Tenant shall be deemed a tenant at sufferance and <br /> shall pay rent for such occupancy at the rate equal to the last-current aggregate Base prorated for <br /> the entire holdover period. Except as otherwise agreed, any holding over with the written <br /> consent of Landlord shall constitute Tenant month-to-month tenant. <br /> ARTICLE XII. - SIGNS AND ADVERTISEMENTS <br /> 13.01 Tenant shall not put upon nor permit to be put upon any part of the Building, any <br /> signs, billboards or advertisements whatever in any location or any form without the prior written <br /> consent of Landlord. <br /> 13.02 Tenant shall be permitted to put upon any part of the Premises any signs necessary for <br /> the purpose of showing a business location, or as determined necessary and appropriate to the <br /> operation of a"business incubator". <br /> • <br /> 6 <br />
