• cannot compete with zero priced land and loose design standards if that is <br /> what we are going to be faced with. While it is not clear that we have lost <br /> serious prospects because of this kind of competition from adjacent <br /> communities, in many cases the prospects, in the first instance, know where <br /> to go to get this kind of treatment. <br /> 2) There was also discussion about a more focused kind of zoning for different <br /> properties. What is absolutely essential for us to avoid is to be slotted into a <br /> narrow market focus with a zoning restriction based upon a mistaken <br /> perception of whom we are marketing to. While it is our desire to find some <br /> higher end users, i.e. office showroom, or office users, this market segment is <br /> limited and has never been the narrow market exclusively to whom we have <br /> marketed. We have always marketed to the broad industrial market which <br /> primarily includes light manufacturing, repair and maintenance operations, <br /> distribution, service based companies and quasi commercial. Being slotted <br /> into a narrow zoning definition would be a severe handicap to us. <br /> 3) We also want to be clear that while it was our original desire to have Amcon <br /> and Brookstone involved in promoting design build activity with potential <br /> S land purchasers, we have been clear in stating that we are prepared to move <br /> forward with land purchasers solely, if they are unwilling to work with <br /> Amcon as a builder for any reason whatsoever. We are currently working <br /> with several potential land purchasers for small parcels in exactly this <br /> manner. <br /> 4) Another issue we have been faced with is outside storage. While we <br /> understand the concerns with outside storage it is a realistic need of some <br /> industrial users and we would request that you give consideration to allowing <br /> it in the Elk River Business Park, possibly on a conditional use basis such <br /> that you have the ability to control the amount of it, its location, and require <br /> appropriate screening. <br /> 5) Finally, from our point of view we would appeal to you to loosen design and <br /> use standards to allow us to more broadly market to the overall industrial <br /> group of companies in the marketplace and allow us to compete as effectively <br /> as we can in this tough environment. If we are faced with zero or near zero <br /> priced land immediately next to us with loose standards and we have both <br /> design and use standards not in the competing land areas that would be <br /> devastating to us. <br /> • <br />
