THE BRIGGS COMPANIES <br />Land Use Amendment - Project Narrative <br />17432 Zane Street NW Elk River, MN 55330 <br />We are requesting that the property at 17432 Zane Street NW Elk River be used as Highway Business. The building is <br />currently operating as an extended stay hotel and has been operating this way since 2011. See the existing conditional <br />use permit on file. The comprehensive plan was approved within the last fiscal period and therefore we need a land use <br />amendment. It is not consistent with the city's comprehensive plan, please reference the existing conditional use <br />permit. To the west is a highway bridge and to the east there are two properties currently zoned commercial, one is an <br />auto dealership and the other is a medical facility. Benefits to the City are that it allows the property to be occupied, <br />management and maintenance by a local reputable real estate company (see attachments). <br />
