The facility would be located adjacent to the <br /> existing gymnastics studio. <br /> As was discussed during the process to review the gymnastics studio,it is not the purpose of the <br /> Business Park district to allow uses that are clearly better suited for a retail setting. The Business <br /> Park District does allow health/athletic clubs if the underlying land use is classified as Highway <br /> Business (of which the City has none). <br /> Staff will not support this request,and based on the types of tenants the owner continues to try <br /> to site at this location,will recommend that the north half of the Elk River Business Park be <br /> zoned Highway Commercial and reclassified as Highway Business. <br /> Request <br /> Staff requests that the EDA comment on the proposed use and the recommendation regarding <br /> the change in zoning of the north half of the business park. <br /> S <br /> S:\PLANNING\Case Files\2003\CU 03-27 Donner\9 8 03 EDA memo.doc <br />
