• Elk River Bid Proposal <br /> Proposed Project: <br /> A. Briefly explain your proposal. <br /> It is the intent of Duke Realty Corporation ("Duke") to enter into a mutually <br /> agreeable development agreement with the City of Elk River Economic Development <br /> Authority to develop the Brown Business Park. We are proposing a four building <br /> complex, consisting of 387,400 sf that would be built over a 2—3 year period. In this <br /> agreement Duke would act as master developer. Duke's scope of work would <br /> include: site planning, cost estimating, project scheduling, safety administration, <br /> construction services and certain marketing. The Economic Development Authority <br /> would retain ownership of the land until a sale is completed with an end user. In its <br /> role as landowner, the Economic Development Authority would provide marketing <br /> through its various city programs for economic development, collaborate on site <br /> planning and ongoing site development, and provide business financing and incentive <br /> programs to companies wishing to relocate to Elk River. <br /> B. Please include the following items and how they relate to your proposal. <br /> 1) Concept plan showing lot layouts and types of uses i* <br /> • Please refer to our concept plan included in the "concept site plan" tab. <br /> 2) Building sizes (square feet) <br /> Our proposal is based on four buildings with the following approximate sizes: <br /> EDA Building — 105,800 SF—Manufacturing <br /> Building 2 — 100,800 SF—R &D <br /> Building 3 — 100,800 SF—Office/Warehouse <br /> YMCA — 80,000 SF <br /> 387,400 SF <br /> We are exploring the possibility of moving the gas line running through the site. <br /> If the gas line is moved, construction of an additional 70,000 sf building would be <br /> possible. <br /> 3) Total estimated market value of development at full build out <br /> EDA Building — $56.08 PSF $5,934,000 <br /> Building 2 — $84.77 PSF $8,545,000 <br /> Building 3 — $63.15 PSF $6,366,000 <br /> YMCA — $142.10 PSF $11,368,000 <br /> $32,213,000 <br />
