Our previous estimate of development <br /> cost was in a letter dated November 26, 2002. We have re-analyzed the costs based on an <br /> exhibit prepared by Chris Leeseberg labeled "EDA Brown Property Option No. 2". For <br /> purposes of this estimate we have assumed that it would include preparation of a grading <br /> plan,preliminary and final plat, and lot staking, along with design of the improvement, going <br /> through the 429 assessment process, and all necessary construction services. Generally,the <br /> improvements include a watermain loop through the property, starting at Twin Lakes Road <br /> and 1751h Avenue intersection and terminating at the north end of the property,tying into an <br /> existing stub off of Twin Lakes Road. The sanitary sewer would also flow from the <br /> intersection of Twin Lakes and 175`h Avenue and be extended to the northernmost lot <br /> labeled No. 1 on the exhibit. For storm sewer purposes we have assumed that the existing <br /> storm drainage pond located adjacent to Lot 1 in the northern part of the property would be <br /> expanded slightly to the east to accommodate all ponding requirements for the development. <br /> Storm sewer would be extended from the southern part of the property along the road right- <br /> of-way,ultimately outletting to the expanded pond. Finally,the street costs represent an <br /> urban style roadway 38 - 40 feet in width with concrete curb and gutter and sidewalk along <br /> one side.
