<br /> <br />The masonry is in very nice shape however the glass lites in multiple windows have seal issues and are becoming <br />foggy. Also the roof is showing its age with liken growth and drainage issues. The interior of the building is <br />challenged by its openness and the ability to accommodate different program activities occurring at the same <br />time. Issues are occurring with noise between areas as well as ventilation issues with the open work out space. <br />This building also has a number of accessibility issues, largely in the bathrooms. Although the users like the <br />location, limited parking is also an issues. <br /> <br />Lion’s Park Center: <br /> Lion’s Park Center is an adequate building that of fers the community a small multi-purpose space as well <br />as some office and storage space. Unfortunately the building has a number of drawbacks, including its <br />construction and its location. Its site location with poor soils and high water table has caused visible damage on <br />the interior of the building as well as some cracking on the exterior masonry (likely from differential settlement). <br />This movement to the building is also evident on the interior with visible cracking in the ceilings and soffits. The <br />building was also constructed with single wythe, non-insulated exterior walls which is leading to issues with moisture <br />intrusion and visible efflorescence on the interior wall surfaces. The poor layout of the plumbing has bathroom <br />waterlines on the exterior walls which are subject to freezing. The office space is underutilized, and the kitchen <br />area is not usable either. <br /> <br />Trott Brook Barn: <br /> Trott Brook Barn is a quaint little meeting space located on the outer periphery of town in a nice <br />residential setting. This small barn is in nice co ndition on the exterior and interior and has a nice “barn” aesthetic. <br />The building is fully handicap accessible and code compliant. This building’s only real issues are its location and <br />spatial usability. The far northeast location of t he building makes it somewhat far from a majority of the Elk River <br />community. When factored in with the lack of off-street parking (3 stalls max) it makes hosting some events more <br />challenging for its users. On the interior, the small size of the space (a roughly 48’ x 32’ building footprint) along <br />with a series of columns down the center of the building would make hosting any event larger than a small meeting <br />quite challenging. <br /> <br />Stakeholder Meeting ResultsStakeholder Meeting ResultsStakeholder Meeting ResultsStakeholder Meeting Results:::: <br /> <br /> Below is a list of all of the items we heard from stakeholders as areas of need and current deficiencies within the <br />community that limit the ability of certain programs functionally, and inhibiting their ability for growth. The first list <br />represents items that were brought up by 3 or more groups individually, and would represent the greatest need. The <br />second list represents items that were brought up by only one or two groups, meaning that the item was likely more <br />specialized to just one or two groups. <br /> <br />Common program requests (3 or more instances): <br />i. Large Banquet Space (300-400 capacity) <br />ii. Meeting space (various sizes) <br />iii. Multi-purpose rooms <br />iv. Ice Sheets (3 to 4 sheets) + Support Spaces <br />1. Dedicated locker rooms w/ showers <br />2. Coaches offices <br />3. Meeting/Club room <br />4. Dryland training, weights, cardio <br />5. Adequate Lobby <br />6. Lounge space
