11 <br /> 17, <br /> • DESIGN CONCEPT <br /> The Development Team proposes in River Village a mixed use of medium and <br /> high-density housing, retail, office and restaurant spaces (see attached sheets <br /> al and a2). The main focus of the project will be on utilizing the greatest corn- <br /> munity amenity, the Mississippi River. Great care will be taken to capitalize on <br /> the use of the river for pedestrian walkways,fishing piers,green areas and com- <br /> munity gathering spaces all based on the City's Riverwalk concept. Our team <br /> has developed the following design concepts for the River Village project that <br /> will guide the project from the initial concept stages through final project imple- <br /> mentation. <br /> Site Issues <br /> • The project will become a defining edge to the downtown and also a <br /> gateway to the Mississippi River. <br /> • The development of the sites should embrace the Mississippi riverfront <br /> ' and the Riverwalk in order to provide the community open and direct <br /> access to the river's amenities. <br /> • The west and east blocks will be united by the Riverwalk but will be <br /> developed as distinct neighborhoods with their own sense of place. <br /> • The buildings should front on Main Street in to redevelop the street edge <br /> • <br /> and small town urban fabric in the downtown. <br /> • Significant buildings should flank the main spine of the Mississippi <br /> Tr <br /> Riverwalk between Main Street and the Mississippi River. This will pro- <br /> vide spatial definition to the Riverwalk and add people and activity to this <br /> space. <br /> • The project should develop large garden spaces that take advantage of <br /> the dramatic views of the river. <br /> • The development should be pedestrian oriented within and around the <br /> site and make connections to the proposed Mississippi Riverwalk. <br /> • The development to take full advantage of the unique topography and <br /> natural features of the site. <br /> Building Issues <br /> • The building must use appropriate systems, equipment and materials <br /> that are durable and follow sound practices of sustainable design. <br /> • The buildings must be appropriate in scale to the downtown and include <br /> traditional materials and detailing that recalls the core buildings in the <br /> community. <br /> • Building facades must be animated and interesting by incorporating bal- <br /> conies, porches, significant entries, awnings and traditional fenestration. <br /> • Each building in the development should be unique in design but be tied <br /> together visually in scale. <br /> 3QH <br />
