<br /> <br />Item # 5.2 <br /> <br />MEMORANDUM <br /> <br />TO: <br /> <br />FROM: <br /> <br />Mayor and City Council <br />Michele MCPhers~ctor of Planning <br /> <br />DATE: <br /> <br />September 13,2004 <br /> <br />SUBJECT: <br /> <br />Revised Layout - River Park <br /> <br />Staff has met twice with representatives of Orrin Thompson Homes regarding the River <br />Park development on the Miske farm. The applicant has since met with Dr. Jenson and one <br />school board member regarding the placement of a school within the River Park <br />development. <br /> <br />Attached please find a revised layout, showing a combined school! park site within the River <br />Park development. The applicant is "tweaking" unit ratios and a further updated layout will <br />be provided at the Council meeting. The total number of units proposed is 585, fifty-six <br />percent of which are single family (328 units) and forty-four percent of which are <br />townhomes (257 units). We do not believe that the proportion of single family to <br />townhome dwellings will change with the next layout. <br /> <br />In addition to the school site, the applicant is still proposing to dedicate land for a well and <br />fire station site and to preserve approximately 4.82 acres of the upland forest area. This <br />proposal shows no connection to the Sunset Ridge development to the west; however, staff <br />will recommend connection to this neighborhood and the possible closure of the Lincoln <br />Street access onto County Road 13, which was testified to as being extremely dangerous by <br />area residents. <br /> <br />Staff would like an oppormnity to briefly discuss this revised development with the Council <br />and to receive any feedback regarding significant issues or concerns with the proposal. <br /> <br />S:\PLANNING\Case Files\2004\P 04-09 River Park\09 13 04 cc memo.doc <br />
