RECOMMENDATIONS AND CONCLUSIONS <br />over the next five years. Based on this demand, we recommend 60 to 80 congregate units <br />with a mix of one-bedroom, one-bedroom plus den, and two-bedroom units. Monthly rents <br />should range from $1,750 for one-bedroom units to $1,950 for two-bedroom units. The <br />monthly fees should include all utilities (except telephone and <br />television) and the following services: <br /> <br />Im OK program; <br />Daily noon meal; <br />Regularly scheduled van transportation; <br />Social, health, wellness and educational programs; <br />24-hour emergency call system; and <br />Complimentary use of laundry facilities. <br />In addition, meals and other support and personal care services <br />congregate residents on a fee-for-service basis, such as laundry, housekeeping, etc. When <br />their care needs increase, residents also have the option of recliving <br />packages in their existing units. <br /> <br />New independent housing could be developed adjacent to an existi <br />stand-alone development. <br /> <br />Assisted Living and Memory Care Senior Housing  Based on our analysis, we project <br />demand to support an additional 47 assisted living units and 28 memory care units in Elk <br />River through 2020. Although we find demand, we recommend new units later this <br />decade. Guardian Angels is the primary senior housing provider <br />product toone of their existing facilities. <br /> <br />We recommend assisted living units include a mix of studio, and -bedroom, and a few <br />two-bedroom units with base monthly rents ranging from $2,750 to $4,000. Memory care <br />unit mix should be mostly studios and one-bedroom units with a few two-bedroom units <br />for couples with basemonthly rents ranging from $3,800 to $5,500.
