Template Updated 4/14 <br />Request for Action <br /> <br /> <br />To <br />Mayor and City Council <br />Item Number <br />4.7 <br />Agenda Section <br />Consent <br />Meeting Date <br />December 21, 2015 <br />Prepared by <br />Zack Carlton, Planning Manager <br />Item Description <br />Final Plat and Conditional Use Permit Extension – <br />Heritage Maples Senior Living <br />Reviewed by <br />Chris Leeseberg, Senior Planner <br />Reviewed by <br />Cal Portner, City Administrator <br /> <br />Action Requested <br />Approve, by motion, a six-month extension of the Heritage Maples Senior Living plat and Conditional <br />Use Permit <br /> <br />Background/Discussion <br />Marilyn VanPatten, with Heritage Maples Senior Living, is requesting a six-month extension of the <br />Heritage Maples Senior Living plat and the Conditional Use Permit (CUP) establishing the PUD district. <br />The plat and CUP were approved by the City Council on December 16, 2013. <br /> <br />State statute provides an applicant two years to record a final plat from the date of approval, and <br />authorizes the Council to extend the approval upon written request from the applicant. Additionally, city <br />ordinance provides an applicant two years to complete all conditions of an approved CUP, and authorizes <br />the Council to extend approvals upon written request. <br /> <br />The applicant has not completed any work on the project to date, but plans to begin construction this <br />spring. The delays have been related to financing, which have been resolved. All conditions of the original <br />approval will be maintained, and required development fees will reflect the 2016 fee schedule. Staff <br />supports the requested six month extension which would expire on June 16, 2016. <br /> <br />Financial Impact <br />None <br /> <br />Attachments <br /> None <br />
