Broadway are recognized as being distinct from each other and distinct from <br /> other streets in Monticello, and are given a character that fits their purpose. <br /> The crossroads of these streets announce the downtown with development that • <br /> reflects the best of Monticello and establishes a symbol of civic pride and <br /> activity in a location that represents the community's spirit and heritage. <br /> Concept'B'Key Ideas • The intersection of Pine and Broadway is redeveloped, with one corner <br /> having a strong civic presence. <br /> • Significant buildings will be developed at each of the other corners, mak- <br /> ing the crossroads the focus of Monticello's downtown. <br /> • Pine and Broadway are developed with a character that builds intensity in <br /> . the scale of development as one approaches downtown, so that downtown <br /> and the crossroads are the highlight of Monticello's commercial activities. <br /> • Arrival at the crossroads happens along one of the two major arteries of <br /> the community —Pine Street or Broadway — with each providing a dif- <br /> • ferent introduction to the community. <br /> • Pine Street leads through a bustling commercial core, with shoppers, cars <br /> and trucks, streetlights and traffic signals. <br /> • Broadway becomes a tree-lined boulevard, with well-maintained homes <br /> and traffic that is quieter and moving at a slower pace. <br /> • Streets become the most important public spaces in downtown, providing <br /> balance between vehicles and pedestrians. <br /> • Small plazas are developed between some buildings to create connections <br /> to parking areas and to link downtown to the river. <br /> • <br /> Concept 'C' As the Monticello community grows and changes, we have come to under • <br /> - <br /> Monticello: A New Bridge stand that downtown can never be what it once was. Commercial activities <br /> have migrated toward the Interstate and the traditional downtown lacks the life <br /> that it once had.
