district will contain a mix of land uses which can compatibly coexist, with <br /> • requirements based upon enhancement of the district's natural features, and <br /> mitigation of land use conflicts between differing uses. All proposed uses in the <br /> "CCD" District will be evaluated against the goals and objectives of the <br /> Monticello Downtown Revitalization Plan as adopted, and as may be amended, <br /> by the City Council. <br /> 14B-2: PERMITTED USES: The following are permitted uses in the "CCD" district: <br /> [A] All permitted uses as allowed in the "B-4" district, except for motor fuel <br /> facilities and convenience stores, and hotels/motels. <br /> [B] Restaurants, but not fast-food, or convenience type. <br /> [C] On- and Off-Sale Liquor establishments. • <br /> [D] Civic and Governmental uses as a part of a public Community Center. <br /> [E] Residential Dwellings which do not occupy the ground floor space of a <br /> building. <br /> 14B-3: ACCESSORY USES: The following are permitted accessory uses in a "CCD" <br /> • District: <br /> [A] Uses which are clearly and customarily incidental to the principal use in <br /> size, activity, and scope, and in accordance with the special provisions <br /> of this Chapter. Except for parking, accessory uses shall be located in <br /> the same principal structure as that of the principal use, and shall occupy <br /> no more than thirty (30) percent of the floor area of said structure. <br /> 14B-4: INTERIM USES: The following are allowed as Interim Uses in the "CCD" <br /> district: <br /> [A] None. <br /> 14B-5: CONDITIONAL USES: The following are allowed as Conditional Uses in the <br /> "CCD" district: (Requires a Conditional Use Permit based upon the procedures <br /> set forth in and regulated by Chapter 22 of this Ordinance). <br /> [A] Hotels, subject to the following conditions: <br /> 1. The principal building lot coverage is no less than fifty (50) <br /> percent of the property, exclusive of easements devoted to public <br /> • pedestrian use or other outdoor public spaces. <br />
