Signage <br />They are proposing to replace the existing signage on three sides of the building. In addition to updating <br />Panera's current standard logo, 'drive thru ' signage will now be included on the east and west <br />elevations. <br />Easement <br />The applicant is working on an Encroachment Agreement for the portion of the proposed addition that <br />lies within the easement noted on the site plans. <br />Applicable Regulation <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br />7. Will not endanger, injure or detrimentally affect the use and enjoyment of otherpropery in the immediate viciniy <br />or the public health, safety, morals, comfort, convenience orgeneral welfare of the neighborhood or the ciy. <br />The proposed project will not as it is an expansion of an existing use that has been previously <br />permitted. <br />2. W1 ill be consistent with the comprehensive plan. <br />The project is consistent with the comprehensive plan. <br />3. Dill not impede the normal and orderly development and improvement of surrounding vacant property. <br />The area is fully developed. <br />4. Vill be served adequately by and will not adversely affect essential public facilities and services including <br />streets, police and fire protection, drainage, refuse disposal, water and server ystems, parks and schools; and <br />will not, in particular, create tray congestion or interference with trafc on adjacent and neighboring public <br />thoroughfares. <br />The proposed project will not adversely affect essential public facilities and services. <br />5. Will not involve uses, activities, processes, materials, equipment and conditions oj-operation that will be <br />detrimental to any persons orproperty because of excessive traffic, noise, smoke, fumes, glare, odors, dust or <br />vibrations. <br />The proposed project will not involve uses, activities, processes, materials, equipment and <br />conditions of operation that will be detrimental. It might generate slightly more traffic but if <br />will not be excessive. <br />6. Vill not result in the destruction, loss or damage of a natural, scenic or historic feature of major importance. <br />The proposed project will not. <br />7.
