Parking <br /> The proposed use is 4,800 square feet in size and requires 24 parking spaces per city ordinance (1 space <br /> per 200 square feet of floor area). The parking lot in front of the facility is adequately sized to <br /> accommodate the required parking for the proposed use as well as all other uses in the development. <br /> Hours of Operation <br /> Th4 facility will be open Monday through Friday 5_am,to 8_pm,and Saturdays 5_a,m,to noon. Classes <br /> run approximately 45 minutes and are held throughout the day. <br /> Employees <br /> The applicant is not proposing to hire any employees initially. The business will be operated by two of the <br /> owners and coaches/instructors will be hired as needed. <br /> Applicable Regulation <br /> Conditional Use Permit <br /> The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br /> 1. Will not endanger, injure or detrimentally affect the use and enjoyment of other proper in the immediate <br /> vicinity or the public health, safety, morals, comfort, convenience or general welfare of the neighborhood or the city. <br /> The proposed use will not detrimentally affect nearby property as the use fits with the intended <br /> use of the development and is surrounded by other commercial establishments. <br /> 2. Will be consistent with the comprehensive plan. <br /> The proposed use fits the highway commercial guidance for the property. <br /> 3. Will not impede the normal and orderly development and improvement of surrounding vacant property. <br /> The surrounding area is nearly fully developed,and the proposed use will not affect the <br /> remaining vacant lots. <br /> 4. Will be served adequately by and will not adversely affect essential public facilities and services including <br /> streets,police and fire protection, drainage, refuse disposal, water and sewer systems,parks and schools;and <br /> will not, in particular, create traffic congestion or interference with traffic on adjacent and neighboring public <br /> thoroughfares. <br /> The facility will be served by city services, additional SAC and WAC fees may be required to <br /> account for the change in use. There does not appear to be any other potential impacts to <br /> public facilities or services. <br /> 5. Will not involve uses, activities, rocesses, materials, equipment and conditions of operation that will be <br /> p fp <br /> detrimental to any persons or property because of excessive traffic, noise, smoke,fumes,glare, odors, dust or <br /> vibrations. <br /> The proposed use does not involve hazardous materials or activities that may detrimentally <br /> affect nearby properties or residents. <br /> 6.
