MN 55330 <br />(763) 241-7034 · 800-594-5208 <br /> <br />RE: Trout Brook Estates <br /> <br />Dear Ms. McPherson; <br /> <br />We have reviewed the drawing for Trout Brook Estates located adjacent to CSAH 13 and offer <br />the following comments for this proposal. Sherburne County will allow access for Becker Trail <br />to CSAH 13 at or near the proposed location that meets the City's design standards. We require <br />that the proposed access intersect with CSAH 13 at 90° and have full alignment with Tyler <br />Street. It must also be constructed to the same dimension to facilitate the future signalization of <br />the intersection. <br /> <br />We require that the developer dedicate 60' of right of way in fee title to Sherburne County that is <br />within the boundaries of the plat and is adjacent to CSAH 13. We will require an Access Permit <br />and signage fees along with the construction of a right mm lane off of CSAH 13 at Becker Trail. <br />Property acquisition or easements from the affected landowners will be necessary for the <br />required construction. Sherburne County will not cost participate in these requirements. <br /> <br />According to the drawing there remains a strip of land (Outlot A) between Street C and the <br />parcels owned by James, Furon, Ondracek and King. Is the City acquiring ownership of Outlot <br />A? With any furore subdivision of these parcels access to CSAH 13 will be terminated, therefore <br />access to an internal street should be required from this plat. The exception to the north owned <br />by Ertel must be provided internal access from this plat, because of wetland considerations. <br /> <br />If you have any questions or comments call me at 763-241-7013. <br /> <br />SincerelN, <br /> <br />Richard D.
