The package <br />consisted of a topographic survey prepared by Taylor Land Surveyors, Inc., site plan and <br />building drawings prepared by W.C.L. Associates, Inc., and a preliminary grading plan, <br />landscape plan, and preliminary sewage collection and disposal plan prepared by John Oliver <br />and Associates. Based on our review and comments received at the staff review meeting, we <br />would offer the following comments: <br /> <br />A. Topographic Survey <br /> <br />1. The site is approximately 30 acres in size. It is not clear if the site will be platted. <br /> If it is to be platted, there are Iow areas in the site that should be covered by <br /> drainage and utility easements because these areas will receive and hold runoff. <br /> The other question we would have is: Are there any wetlands on the site? With <br /> the rolling terrain and the size of the site, it is reasonable to expect that there <br /> may be wetlands on the site. If there are wetlands, they should be delineated. <br /> <br />B. Site Plan Phase I and II <br /> <br />The driveway onto 217th Avenue should be moved further to the east. It is too <br />close to the intersection of CSAH 1 for the large amount of cars that will be <br />attempting to exit the parking lot in a short period of time. <br />217th Avenue should be paved from CSAH 1 past the driveway access. <br />The second phase shows an access onto CSAH 1.
