Based on <br />our review., we would Offer the following comments: <br /> <br />There is a Great River Energy easement along the west side of Lots 1 and 2. We would <br />recommend that this easement be shown on the plat. <br />There is a trail easement along the Main Street frontage of Lot 1. We would suggest <br />that this easement be shown on the plat. <br />The easement between Lots 1 and 2 needs to be wider. The utility plan shows public <br />sanitary sewer constructed down the lot line and watermain constructed approximately <br />10 feet to the north. We believe that the total easement should be 30 feet with the <br />additional 10 feet coming from Lot 1, Block 1. <br />There needs to be an additional hydrant on the east side of the lube building. Additional <br />easement needs to be provided to cover the installation of this hydrant. <br />The proposed plat is a replatting of two lots from Elk River Crossing.
