Memo to Mayor and City Council/P 00-10 <br />July 17, 2000 <br />Page 3 <br /> <br />Outlot F <br /> <br />This lot is zoned single family residential (Rlc). The western boundary of this <br />outlot should be changed so that it correspond with the correct Rlc zoning line. <br />Access to this property will from Mississippi Road. <br /> <br />Drainage and utilities <br /> <br />A 40 foot wide drainage and utility easement is proposed to cross Outlot E from <br />the west line of the Sherburne County Government Center to Waco Street. This <br />easement will allow for the extension of trunk sanitary sewer and watermain. <br />Additional comments are outlined in the City Engineer's memo. <br /> <br />Streets <br /> <br />The plat includes platting the right-of-way for Business Center Drive and Waco <br />Street. Additional comments regarding streets are outlined in the City Engineer's <br />memo. <br /> <br />Park and Recreation <br /> <br />Park dedication requirements will have to be met as each lot is platted. With this <br />plat, park dedication fees for Lot 1, Block 1 are due prior to recording the plat. <br />Park dedication requirements for the outlots will be due when they are platted. <br /> <br />Planning Commission Meetinq <br /> <br />At the Planning Commission meeting held on May 23rd, no one spoke at the <br />public hearing. Stewart Wilson, representing the applicant Hoyt Partners, was <br />available to answer questions. The Planning Commission recommended <br />approval of the preliminary plat. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend the City Council approve the <br />preliminary plat request for Elk Path Business Park with the following conditions: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER BE ADDRESSED. <br /> <br />PARK DEDICATION FEES IN THE AMOUNT REQUIRED BY THE CITY AT THE TIME OF <br />FINAL PLAT BE PAID ON LOT 1, BLOCK 1 PRIOR TO RELEASING THE PLAT FOR <br />RECORDING. PARK DEDICATION REQUIREMENTS ON THE OUTLOTS ARE DUE WHEN <br />THEY ARE PLATTED. <br /> <br />e <br /> <br />SURFACE WATER MANAGEMENT FEE IN THE AMOUNT REQUIRED BY THE CITY AT THE <br />TIME OF FINAL PLAT BE PAID ON LOT 1, BLOCK 1 PRIOR TO RELEASING THE PLAT FOR <br />RECORDING.
