John Oliver <br />and Associates prepared the plat. Based upon our review and comments received at the staff <br />review meeting, we would offer the following comments: <br /> <br />The plat essentially replats what was Outlot A of Home Depot Addition into Lot 1, Block <br />1 of Taco John's Addition, plus Outlot A. The Lot 1, Block 1 is on the west end of the <br />original Outlot adjacent to Zane Street. Lot 1, Block 1 will hold the Taco John's <br />restaurant and adjacent rental property, which site plan we have previously reviewed in <br />a memo dated May 19, 2004. <br />The existing drainage and utility easements in Outlot A contain sanitary sewer and <br />watermain that was installed with the Home Depot development. Sanitary sewer will <br />need to be extended from this area to Lot 1, Block 1. Watermain will need to be <br />extended from this area to Lot 1, Block 1 and then looped to the watermain in Zane <br />Street. Therefore, additional drainage and utility easements will be needed in Outlot A <br />and across Lot 1, Block 1 to accommodate the watermain, which is a public utility, and <br />the sanitary sewer service, which will be considered a private utility owned by Lot 1, <br />Block 1. <br />There will need to be cross access agreements between Lot 1, Block 1, Taco John's <br />Addition and the Home Depot site for traffic access, parking, and storm drainage issues. <br /> <br />If you have any questions regarding any of these comments, please call. <br /> <br />Sincerely, <br /> <br />Howard R.
