As you are aware, this is essentially an administrative subdivision <br />of approximately 11 acres of land at the southeast intersection of 223rd Avenue and County Road <br />32 and is being prepared as a plat document. Based on our review, we would offer the following <br />comments: <br /> <br />The plat creates one lot. The total parcel is just over 11 acres. After the rights-of-way <br />for 223rd Avenue and a small portion for County Road 32 is subtracted from the site, the <br />remaining lot is just over 10.1 acres. <br />County Ditch 1 crosses from 223r~ Avenue diagonally across the property. There are a <br />substantial number of wetlands shown on the property that are all encompassed in <br />drainage and utility easements. We have not seen the wetland delineation, but assume <br />from the details shown on the preliminary/final plat that a delineation has been <br />performed. <br />The preliminary/final plat dedicates 33 feet along the north line for the right-of-way of <br />223r~ Avenue NW. <br />The buildable site on the parcel is at the eastern end of the site. The proposed home <br />site is shown, along with pdmary and alternate septic sites. There is enough spot <br />elevations shown to determine that the site is sufficiently above the lower wetland areas <br />to provide a buildable site. Driveway access from the home site will need to be onto <br />223r~ Avenue near the eastern end of the property. <br />Beyond the drainage and utility easement for the wetland areas on the plat, the plat <br />document also provides the necessary drainage and utility easements around the <br />perimeter of the site. <br /> <br />Based on our review, we would recommend approval of the Bonin Addition. <br />questions regarding this item, please call. <br /> <br />Sincerely, <br /> <br />If you have any <br /> <br />Howard R.
