It has 1325 of frontage along 223rd Avenue. The remaining 30 acres has frontage <br />along County Road 32. Access to this lot will be from 223~d Avenue. The building site will be <br />located on the eastern 1/2 of the site. The plat identifies a proposed location for a primary <br />and alternate septic system as well as the house. The Blandins Turtle has been identified on <br />this site. <br /> <br />Gradin.q, Draina.qe and Utilities <br /> <br />Grading, drainage and utility issues are addressed in the City Engineer's memo. <br /> <br />Park and Recreation Commission <br /> <br />The Park and Recreation Commission recommended park dedication in the form of cash for <br />one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the simple plat subdivision for Robert <br />Bonin with the following conditions: <br /> <br /> 1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. <br /> <br /> 2. PARK DEDICATION FEES FOR ONE LOT SHALL BE PAID PRIOR TO <br /> RELEASING THE SUBDIVISION FOR RECORDING. <br /> <br /> 3.
