Memo to the Mayor and City Council/AS 04-04 <br />June 21, 2004 <br />Page 2 <br /> <br />remnant created by the subdivision of Lot 4 in 2003 for a prospective light industrial tenant <br />(Gradient Technology). <br /> <br />The combined parcel and the remainder of Lot 5 meet the Business Park District standards. <br /> <br />The subject parcel is vacant, and has been graded. Final development plans for Gradient <br />Technology have been submitted and are under review by staff. A building permit <br />application has also been submitted and will be issued pending Council approval of the <br />requested lot split and Tax Rebate Financing. <br /> <br />Drainage and utility easements will be required to be dedicated on either side of the new lot <br />line as required by the ordinance. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request for a lot split of Lot 5, Block 1, <br />Elk River Business Park with the following conditions: <br /> <br />DRAINAGE AND UTILITY EASEMENTS SHALL BE GRANTED <br />ALONG EITHER SIDE OF THE NEW LOT LINE. <br /> <br />THE REMNANT PARCEL SHALL BE COMBINED WITH LOT 4, <br />BLOCK 1, ELK RIVER BUSINESS PARK. <br /> <br />THE ADMINISTRATIVE SUBDIVISION SHALL SHOW LIMITED <br />ACCESS ALONG THE EAST FRONTAGE OF LOT 5, BLOCK 1 <br />(ADJACENT TO TWIN LAKES ROAD). <br /> <br />S:\PLANNING\Case Files\2004\AS 04-04 Elk River BP\6 21 04 CC Memo.doc <br /> <br /> <br />
