• <br /> To Whom It May Concern: <br /> We are asking for a variance to the 10' setback requirement currently needed on commercial property in the <br /> City of Elk River. The property in question is 419 3rd Street, and is on a block which has already been <br /> reclassified as commercially zoned by the City of Elk River. The variance is requested to comply with city <br /> requirements for offstreet parking for commercial use. The property is not residencially financible due to the <br /> city zoning and the inability to use it for commercial purposes would make it an unsalable building. <br /> Commercial buildings already exist on two of four sides of the property, and would not be affected by the <br /> requested variance. The residential property on the west side of the property would not be affected at all, and <br /> the residential property to the East of the building, which is a rental property,has a driveway which is within <br /> 10' of the property line. <br /> The other existing properties which border 419 3rd Street are both located on East Main Street, and are also <br /> zoned commercially. <br /> The proposed location of the parking lot and drive is the most logical area available to allow the property to be <br /> Ilked for the purpose the City of Elk River intends it to be used, while meeting as many guidelines as the <br /> ysical ability of the lot and building will allow. <br /> S <br />
