Park dedication shall be paid for one (1) dwelling unit at the rate applicable at the time the lot <br /> split is released for recording. The 2015 rate for residential is $3,712 per dwelling unit. <br /> Background/Discussion <br /> The applicant will be splitting their 17.3 acre property into two lots, creating one new buildable lot (10 <br /> acres) and the remaining lot (6.14 acres) for the existing home. <br /> The plat will also provide 50 feet of road right-of-way for county Road 1 along the entire eastern portion <br /> of the property. <br /> Section 30-392 (3) indicates lot splits shall be submitted to the Parks and Recreation Commission for <br /> review of park dedication requirements. A recommendation should be forwarded to the city council for <br /> consideration, along with the proposed subdivision. <br /> The Parks and Recreation Master Plan <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed P)hen 300 or move households P)ithin cluster developments or on lots less than 2 acres are located V)ithin 1.5 <br /> miles of the park. The subject property does not meet this requirement. Therefore, staff recommends the <br /> Parks and Recreation Commission recommend park dedication be in the form of cash. <br /> Trail Connectivity (Figure 5.5), as indicated in the master plan, states that Other Future Trails are desired <br /> along County Road 1. Under Initiative 3 Strengthen Trail Connections,item 6 discusses the desire to <br /> have trails on both sides for rural collector and arterial roads. <br /> If the commission believes it is necessary, they could recommend a trail easement outside of the <br /> proposed County Road 1 right-of-way. <br /> Financial Impact <br /> None <br /> Attachments <br /> ■ Location Map <br /> POWERED 6T <br /> AR <br />
