They intend to <br />construct a new 105,000 square foot manufacturing facility with a possible 73,500 square foot future <br />expansion. The project is a permitted use in the BP district and has been reviewed by staff. A site <br />plan /landscape plan has been attached for your reference. <br />Background /Discussion <br />Comprehensive Plan <br />The purpose of the Comprehensive Plan is to establish a framework and expectations as to the future use <br />of land. <br />Applicable Regulations <br />In revieaving a proposed amendment, consideration shall be given to existing conditions within the area directly and indirecty <br />affected by the proposal, the conservation ofproperly values, the use to wbicb the properly affected is being devoted at the time, <br />and relevant provisions, if any, in the land use plan. <br />In the review of the standards for a Zone Change as outlined, it appears the request is consistent with <br />this standard and is consistent with the City Council approved Comprehensive Plan and the Focused <br />Area Study.
